What is a measurement or floorplan service?

A home measurement service is just what it sounds like: Based on what you need, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How do floorplan services work?

During a floorplan service, an appraiser measures the home with a measuring tool — generally a tape or laser measuring device. As they walk the house, they notate the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch out the property. Then, the appraiser types up a report and detailed sketch showing the total area and the overall layout of the house. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.
